Apply with Ease
Complete the online application sent via email by the Property Manager.
Or, download the application form by clicking here.
Include a copy of the driver's license for all household drivers; job verification letter, acceptance letter, last 2 pay stubs, or W2; and two months of bank statements.
Submit a photo of each of your pets (along with their name, age, weight, & color), and if applicable, include the Service Dog Certification.
Include a $50 Application Fee for each adult along with the application.
The Property Manager will communicate the Landlord’s decision to the tenants within 3 business days.

Signing of Your Lease Agreement
Collaborate with the Property Manager to review and electronically sign the lease agreement.

Create an online account using the Buildium portal and download the corresponding app.
​
Submit the deposit through Buildium within 24 hours of signing the lease agreement.
​
Ensure timely payment of the first month's rent (may be prorated if the start date is not the 1st day of a month) according to the lease agreement deadline.
​
Upload proof of renter's insurance to Buildium.

Settling Into Your New Home
Examine the property and submit the move-in inspection form along with pictures of pre-existing conditions within 7 days of the lease start date.
Following the initial month's rent, monthly rent is required by the 1st of each month, and a 5% late fee is imposed on overdue balances after the 5th of each month.
A returned payment incurs a $35 fee each time.

Submitting Your Maintenance Request
Submit maintenance requests conveniently via the online Buildium portal, and our property managers will promptly receive and respond to them.

Navigating the Move-Out Process
Inform the Property Manager in accordance with the agreed lease terms.
Arrange for professional teams approved by the Property Manager to handle repairs and cleaning.
Collaborate with the Property Manager to conduct the move-out inspection.
ZelenCo will refund the agreed security deposit within 30 days after the lease termination date.
