Lease Your Property: Renting

What to Do

01

Select Property Manager

Choose a property manager from ZelenCo to convey information about the property's location and condition.

ZelenCo charges a fee equivalent to half a month to one month's rent for tenant placement, along with a monthly property management fee ranging from 8% to 10%, depending on the location and condition of the property.

Execute an exclusive agreement using E-Sign with the Property Manager, granting authorization for the PM to act on behalf of the landlord.

02

Property Inspection & Market Analysis

Examine the property, offering recommendations for preparing it for rent. Evaluate the rental property market to determine the appropriate rental price.

03

Property Listing & Promotion

Utilize a skilled photographer to capture images that enhance the appeal and elevate the allure of your home.

Leverage our network of real estate agents and implement unique advertising approaches to effectively market your property.

Share rental listings on popular platforms like Zillow, Apartments, Trulia, Rent, Zumper, Dwellsy, and Rental Beast.

04

Tenant Evaluation & Eligibility

Assess applicant backgrounds, credit histories, and eviction records with efficiency and precision; review and compare applications thoroughly.

05

Manage Property

Create an online account via the Buildium portal and install the corresponding app.

Landlords can access and download financial statements, including rental income and expenses, as well as lease-related documents and the 1099 Form.

Payments are processed through Buildium in the initial week of each month.

Property managers conduct regular maintenance and inspections to identify and address issues proactively, preventing potential problems.
